41. The project shall conform to the State of California's Green Building Standard Code, "CALGreen", at <br /> the time of issuance of a building permit. The construction plans submitted for building permit shall <br /> include the mandatory green building measures and is subject to the review and approval by the <br /> Chief Building Official. <br /> 42. A sanitary sewer-sampling manhole shall be provided on each of the sanitary sewer lateral from each <br /> building, unless otherwise waived by the Chief Building Official. <br /> 43. The project developer shall submit two copies of the site soils report to the Chief Building Official at <br /> the time plans are submitted for the first building plan check review. When deemed necessary by the <br /> Chief Building Official, a third party peer review of the soil report shall be completed. The City will <br /> select all third party peer reviewers. All third party peer reviews shall be paid for by the project <br /> developer at the time specified by the Chief Building Official. <br /> 44. The soils engineer shall certify the pad compactions of all lots containing fill to the satisfaction of the <br /> Chief Building Official prior to the issuance of building permits. <br /> Fire <br /> 43 The building covered by this approval shall be equipped with an automatic fire sprinkler system. <br /> Plans and specifications for the automatic fire sprinkler system shall be submitted to the Pleasanton <br /> Building and Safety Division for review and approval prior to installation. The fire alarm system, <br /> including water flow and valve tamper, shall have plans and specifications submitted to Fire <br /> Prevention for review and approval prior to installation. All required inspections and witnessing of <br /> tests shall be completed prior to final inspection and occupancy of the building. The fire alarm system <br /> shall be monitored in accordance with the Pleasanton Municipal Ordinance #1778. The fire alarm <br /> system shall transmit zone information to a UL listed Central Stat as specified in the Ordinance. <br /> 45. The applicant shall provide a fire hydrant for the proposed development. The details of the fire <br /> hydrant shall be submitted to the Fire Marshal for review and approval prior to occupancy. <br /> 46. The applicant shall submit the design of the EVA gate to the Fire Marshall for review and approval <br /> prior to the issuance of a building permit. <br /> 47. The applicant shall show turning radius details on the parking lot circulation plan for the review and <br /> approval by the Fire Marshal. The driveway shall be designed to hold the load of loaded fire truck, <br /> and is subject to the review and approval by the Fire Marshal prior to the issuance of a building <br /> permit. <br /> STANDARD CONDITIONS OF APPROVAL <br /> Community Development Department <br /> 48. The project applicant shall submit a refundable cash bond for hazard and erosion control. The <br /> amount of this bond will be determined by the Director of Community Development. The cash bond <br /> will be retained by the City until all the permanent landscaping is installed for the development, <br /> including individual lots, unless otherwise approved by the department. <br /> 49. The project applicant shall pay any and all fees to which the property may be subject prior to issuance <br /> of permits. The type and amount of the fees shall be those in effect at the time the permit is issued. <br /> 50. If any prehistoric or historic artifacts, or other indication of cultural resources are found once the <br /> project construction is underway, all work must stop within 20 meters (66 feet) of the find. A qualified <br /> archaeologist shall be consulted for an immediate evaluation of the find prior to resuming <br /> groundbreaking construction activities within 20 meters of the find. If the find is determined to be an <br /> important archaeological resource, the resource shall be either avoided, if feasible, or recovered <br /> Ordinance No. 2024 <br /> Exhibit A-1 Page 5 of 12 <br />
