Community Development, and the planting shall be complete prior to the occupancy of the <br /> restaurant. <br /> Engineering <br /> 36. The applicant shall submit a detailed sewer design for the review and approval by the City <br /> Engineer prior to issuance of a building permit. <br /> 37. The property owner shall dedicate to the City adequate land that is necessary <br /> for the Route 84 improvement,project. <br /> 38. The design of the water supply systems shall be subject to the review and <br /> approval of the City Engineer. <br /> 39. Storm drainage swales shall be privately maintained by the property owner. <br /> Building <br /> 40. The project developer shall obtain a building permit from the Building and Safety Division and <br /> any other applicable City permits for the project prior to the commencement of any <br /> construction. <br /> 41. The project shall conform to the State of California's Green Building Standard Code, <br /> "CALGreen", at the time of issuance of a building permit. The construction plans submitted for <br /> building permit shall include the mandatory green building measures and is subject to the <br /> review and approval by the <br /> Chief Building Official. <br /> 42. A sanitary sewer-sampling manhole shall be provided on each of the sanitary sewer lateral <br /> from each building, unless otherwise waived by the Chief Building Official. <br /> 43. The project developer shall submit two copies of the site soils report to the Chief Building <br /> Official at the time plans are submitted for the first building plan check review. When deemed <br /> necessary by the Chief Building Official, a third party peer review of the soil report shall be <br /> completed. The City will select all third party peer reviewers. All third party peer reviews <br /> shall be paid for by the project developer at the time specified by the Chief Building Official. <br /> 44. The soils engineer shall certify the pad compactions of all lots containing fill to the satisfaction <br /> of the Chief Building Official prior to the issuance of building permits. <br /> Fire <br /> 43 The building covered by this approval shall be equipped with an automatic fire sprinkler <br /> system. Plans and specifications for the automatic fire sprinkler system shall be submitted to <br /> the Pleasanton Building and Safety Division for review and approval prior to installation. The <br /> fire alarm system, including water flow and valve tamper, shall have plans and specifications <br /> submitted to Fire Prevention for review and approval prior to installation. All required <br /> inspections and witnessing of tests shall be completed prior to final inspection and occupancy <br /> of the building. The fire alarm system shall be monitored in accordance with the Pleasanton <br /> Municipal Ordinance #1778. The fire alarm system shall transmit zone information to a UL <br /> listed Central Stat as specified in the Ordinance. <br /> 45. The applicant shall provide a fire hydrant for the proposed development. The details of the <br /> fire hydrant shall be submitted to the Fire Marshal for review and approval prior to occupancy. <br /> 5 <br />
