33.The applicant shall follow the tree protection measures as stated in the tree <br /> report, on file as Exhibit A in the Planning Division. All tree protections <br /> measures shall be stated in the construction drawings prior to issuance of a <br /> building permit. <br /> 34.The final landscape plan shall include planting at the existing sales office <br /> location after the building is relocated so that adequate planting would be <br /> provided until such time that the home is constructed. Said plan is subject to <br /> the review and approval by the Director of Community Development, and the <br /> planting shall be complete prior to the occupancy of the restaurant. <br /> Engineering <br /> 35.The applicant shall submit a detailed sewer design for the review and <br /> approval by the City Engineer prior to issuance of a building permit. <br /> 36.The property owner shall dedicate to the City adequate land that is necessary <br /> for the Route 84 improvement project. <br /> 37.The design of the water supply systems shall be subject to the review and <br /> approval of the City Engineer. <br /> 38.Storm drainage swales shall be privately maintained by the property owner. <br /> Building <br /> 39.The project developer shall obtain a building permit from the Building and <br /> Safety Division and any other applicable City permits for the project prior to <br /> the commencement of any construction. <br /> 40.The project shall conform to the State of California's Green Building Standard <br /> Code, "CALGreen", at the time of issuance of a building permit. The <br /> construction plans submitted for building permit shall include the mandatory <br /> green building measures and is subject to the review and approval by the <br /> Chief Building Official. <br /> 41.A sanitary sewer-sampling manhole shall be provided on each of the sanitary <br /> sewer lateral from each building, unless otherwise waived by the Chief <br /> Building Official. <br /> 42.The project developer shall submit two copies of the site soils report to the <br /> Chief Building Official at the time plans are submitted for the first building plan <br /> check review. When deemed necessary by the Chief Building Official, a third <br /> party peer review of the soil report shall be completed. The City will select all <br /> 6 <br />
