36.The applicant shall install and maintain a fence at the southern end of the property <br /> abutting Sycamore Road for as long as the applicant owns that portion of the <br /> property. The location and design of the fence shall be shown on the plans <br /> submitted for issuance of building permits and shall be subject to the review and <br /> approval of the Director of Community Development prior to issuance of building <br /> permits for the project. <br /> Engineering <br /> 37.Approval of the storm drainage system, including the detail of the storm water <br /> retention basin, shall be subject to the review and approved by the City Engineer <br /> prior to the issuance of a building permit for the project. <br /> 38.The existing driveways to be removed along Sunol Boulevard shall be replaced with <br /> curb, gutter, sidewalk, and landscaping matching the existing improvements along <br /> the project frontage. Said improvements shall be shown on the plans submitted for <br /> issuance of building permits and shall be to the review and approval by the City <br /> Engineer and Director of Community Development prior to the issuance of building <br /> permits for the project. <br /> 39.The design of the water supply and sanitary sewer systems shall be subject to the <br /> review and approval by the City Engineer. <br /> 40. The paving section for the on-site parking and drive areas shall be designed on the <br /> basis of R-value test and a traffic index to carry the anticipated traffic loads. This <br /> design shall be subject to the approval by the City Engineer. The minimum paving <br /> section shall be two inches (2") of asphalt concrete (A.C.) on a six-inches (6") <br /> asphalt base (A.B.). The minimum A.C. pavement slope shall be one percent (1%). <br /> For pavement slopes less than one percent, the surface runoff shall be carried in a <br /> concrete gutter to an acceptable point of discharge. The minimum slope for <br /> concrete gutter shall be 0.5 percent. <br /> Building <br /> 41.The project developer shall submit a pad elevation certification prepared by a <br /> licensed land surveyor or registered civil engineer to the Chief Building Official and <br /> Director of Community Development, certifying that the pad elevation and building <br /> location (setbacks) are pursuant to the approved plans, prior to receiving a <br /> foundation inspection for the structure. <br /> 42.AII parking spaces shall be striped. Wheel stops shall be provided unless the spaces <br /> are fronted by raised concrete curb, in which case sufficient areas shall be provided <br /> beyond the ends of all parking spaces to accommodate the overhang of <br /> automobiles. <br /> Page 6 of 21 <br />
