The recorded deed of sale for Lot 12 shall include a disclosure for the trees and shrubs to be <br /> planted in the rear and side yards of this lot regarding the photovoltaic panels on the roof of the <br /> detached garage on the adjacent property located at 4151 Stanley Boulevard. The wording for <br /> this disclosure shall be written in simple/plain language, shall be submitted to the City Attorney <br /> for review and approval before City Council approval of the first final subdivision map for this <br /> development, and shall be recorded over these lots by separate instrument. <br /> 13. The applicant shall work with staff to move the chimney on the Plan 1L model (Lot 12) on the <br /> east side of the building to reduce the shading of the photovoltaic panels at 4151 Stanley <br /> Boulevard. Said revision shall be subject to the review and approval by the Director of <br /> Community Development prior to issuance of a building permit. <br /> 14. The site plan shall be modified as follows: <br /> a. The City's planned Stanley Boulevard street improvements shall be shown along the project <br /> frontage. <br /> b. The street opening radii at Stanley Boulevard shall match that shown on the grading and <br /> drainage plan. <br /> c. The air conditioning unit for Lot 9 shall be located in the northern side yard area. <br /> Said revisions shall be subject to the review and approval by the Director of Community <br /> Development prior to issuance of a building permit. <br /> 15. All four building elevations of each model and elevation type shall be submitted for the review <br /> and approval by the Director of Community Development prior to issuance of a building permit. <br /> 16. The placement of the elevation style (i.e., Spanish or Andalusian) for each lot shall be submitted <br /> for the review and approval by the Director of Community Development prior to issuance of a <br /> building permit. The same elevation style shall not be used on the same model when they are <br /> located adjacent to each other (i.e., Lots 5 and 6, Lots 7 and 9, and Lots 10 and 11). <br /> 17. Wood-, fiberglass-, or vinyl-framed/sashed windows shall be utilized on the homes. If <br /> fiberglass- or vinyl-framed/sashed windows are used, they shall have a similar frame and sash <br /> thickness as found on a traditional wood-framed/sashed window unless the required noise <br /> mitigation for this project prevents compliance with this requirement. In addition, window <br /> mullions shall be raised and located on the exterior of the window unless the required noise <br /> mitigation for this project prevents compliance with this requirement. Manufacturer's <br /> specification sheets, details, and sections of the windows, and window treatments (sills, trim, <br /> etc.) shall be shown on the building permit plans and shall be subject to review and approval by <br /> the Director of Community Development prior to issuance of a building permit. <br /> 18. Except as otherwise approved by the Director of Community Development, the stucco on the <br /> buildings shall have a relatively smooth hand-troweled look finish. The stucco finish shall be <br /> noted on the building permit plans. Prior to installation, the applicant shall submit a sample of <br /> the stucco wall finish for review and approval by the Director of Community Development. <br /> 6 <br />
