EXHIBIT B <br /> CONDITIONS OF APPROVAL <br /> PUD-82, David DiDonato, Donato Builders <br /> 4171 and 4189 Stanley Boulevard <br /> September 6, 2011 <br /> SPECIAL CONDITIONS OF APPROVAL <br /> Planning <br /> 1. Prior to issuance of building permits for the project, a final subdivision map shall be approved by <br /> the City and recorded. <br /> 2. No additions or expansions are permitted to any house or garage in the development. <br /> Accessory structures shall conform to the approved accessory structure site development <br /> standards. <br /> 3. The garages shall not be modified or used for storage in a manner that would interfere with the <br /> ability to park two cars within the garage and each resident shall utilize the garages for the <br /> parking of vehicles. In addition, boats, trailers, campers, motor homes, and other recreational <br /> vehicles shall not be parked or stored on-site and residents, tenants, guests, etc., shall not park <br /> in the private street. The above parking restrictions for the development shall be included in the <br /> project CC&Rs. Said restrictions shall be submitted for review and approval by the City <br /> Attorney and Director of Community Development prior to recordation of the final map. <br /> 4. Unless otherwise specified in the conditions of approval, indicated in the accessory structure <br /> site development standards, or shown on the PUD development plan, all uses and site <br /> development standards shall be those of the R-1-6,500 District. <br /> 5. Unless otherwise approved by the Director of Community Development, the precast soundwall <br /> shall match the design shown on the PUD development plan. The soundwall color shall be <br /> submitted for review and approval by the Director of Community Development with the <br /> subdivision improvement plans. <br /> 6. Fencing within the development shall conform to the fencing plan. Minor modifications to the <br /> fencing plan may be approved by the Director of Community Development without a PUD <br /> modification. <br /> 7. The site development standards for accessory structures shall be modified: <br /> a. To indicate that setbacks for covered patios, trellises, sheds, etc. shall be measured from <br /> the farthest architectural projection. <br /> b. To indicate that decks and patios shall not interfere with the rear or side yard drainage <br /> installed by the developer. <br /> c. To specify how setbacks are measured for the lots with the courtyards and easement areas <br /> (Lots 1-4, 9-10, and 12-13). <br /> 4 <br />
