DONATO ATTACHMENT 5
BUILDERS INC.
• •
•
5-16-11
Steve Otto
Associate Planner
City of Pleasanton
STANLEY BOULEVARD RESPONSE TO CITY COUNCIL ISSUES
1. Build it Green:We have increased our Green Points from 75 to 79.
2. Trees:We are hopeful that Staff can work with the Council regarding the tree reports. We are
evaluating the possibility of preserving a few of the trees.Tree 76 (Black Walnut) located at the
southeast corner of the property and tree 65 (Douglas Fir) located on the west property line.
This would reduce the number of removed trees from 20 to 18. In addition, we are proposing to
provide 43 street and front yard trees with an additional 50 or so rear yard trees as homeowner
options and/or buy the development. This should result with approximately 93 new trees for a
ratio of 5.16 to 1.
3. Noise Study:We have furnished the additional sound study information requested by
Councilmen Sullivan which includes the train horn. See report dated 5-10-11.Table 1 represents
the worst&best case conditions. In addition we included the current noise study dated 4-20-10
which is consistent with other recent developments along the railroad corridor.
4. Neighbor Solar Panels: Two studies(one by the Architect of Record and another by the
adjacent homeowner) have confirmed that there is little impact to the performance of the solar
panels. However, with the removal of unit 12, now parcel A(open space)we believe that the
elimination of the structure from this lot, should contribute to resolving this condition. In
addition, if the homeowner would like assistance with positioning the solar panels correctly and
in compliance with the ordnance, we would be happy assist with this operation.
5. Additional Open Space:We have revised our site plan to include the open space(tot-park) as
requested by Council and included 3 additional parking stalls. The addition of this new common
space will require a HOA,which our civil documents now reflect.
6. Existing Home: We understand the need and desire to preserve the historical resources of
Pleasanton. Had the existing home been identified as such, and included in the City's Registry of
Historical Resources,or had the Historical Resource Evaluation (Form 523) identified the
property as eligible for selection, the property could have been classified as a Historical
Resource and discussed under those pretenses afforded to a valid Historical Resource. However,
for more than 8 years since the 2002 Historical Resource Evaluation started, this property was
never recognized or included on that list even though the entire South side of Stanley Blvd was
included. In response to 1 h PHA's comments we offer the following:
1 i
