easements and the maintenance of these areas by a maintenance association. With
<br /> the addition of the common open space parcel, staff discussed with the applicant the
<br /> feasibility of a homeowners association to own and maintain the development's
<br /> common areas including private streets and guest parking areas, common utilities, and
<br /> the common open space area. The applicant concurred with the request; staff has
<br /> included a condition requiring the homeowners association. The homeowners will
<br /> maintain their private lots in:luding homes, yards, and driveways.
<br /> Lot Standards
<br /> Table 1, below, lists the lot sizes, the model proposed on each lot, the house size, and
<br /> the proposed floor area ratios for the 13-unit development plan. Net lot areas will range
<br /> from 2,612 square feet (0.06 acres) to 3,965 square feet (0.09 acres). Staff notes that
<br /> the individual lot floor area ratios have not changed from the previous 14-unit
<br /> development plan. As previously stated, the proposed lot standards for each lot of the
<br /> 13-unit development plan have not changed from the standards proposed with the
<br /> previous 14-unit development plan.

<br /> • Density Reduction
<br /> The revised development plan reduced the proposed density from 14 to 13
<br /> detached single-family homes. The previously proposed buildable lot between
<br /> what is now the proposed Lot 11 and Lot 12 was removed and replaced as a
<br /> common open space parcel for the development's residents. Reflecting the
<br /> Planning Commission's comments, staff has included a condition requiring the
<br /> provision of a play st'ucture for this amenity parcel.
<br /> • Existing Bungalow
<br /> The existing bungalow would be demolished to accommodate the proposed
<br /> development.
