the final subdivision map for this development, and shall be recorded over these lots by <br /> separate instrument. <br /> 12. The recorded deed of sale for Lot 12 shall include a disclosure for the trees and shrubs <br /> to be planted in the rear and side yards of this lot regarding the photovoltaic panels on <br /> the roof of the detached garage on the adjacent property located at 4151 Stanley <br /> Boulevard. The wording for this disclosure shall be written in simple/plain language, <br /> shall be submitted to the City Attorney for review and approval before City Council <br /> approval of the first final subdivision map for this development, and shall be recorded <br /> over these lots by separate instrument. <br /> 13. The site plan shall be modified as follows: <br /> a. The City's planned Stanley Boulevard street improvements shall be shown along the <br /> project frontage. <br /> b. The street opening radii at Stanley Boulevard shall match that shown on the grading <br /> and drainage plan. <br /> c. The air conditioning unit for Lot 9 shall be located in the northern side yard area. <br /> Said revisions shall be subject to the review and approval by the Director of Community <br /> Development prior to issuance of a building permit. <br /> 14. All four building elevations of each model and elevation type shall be submitted for the <br /> review and approval by the Director of Community Development prior to issuance of a <br /> building permit. <br /> 15. The placement of the elevation style (i.e., Spanish or Andalusian) for each lot shall be <br /> submitted for the review and approval by the Director of Community Development prior <br /> to issuance of a building permit. The same elevation style shall not be used on the <br /> same model when they are located adjacent to each other (i.e., Lots 5 and 6, Lots 7 and <br /> 9, and Lots 10 and 11). <br /> 16. Wood-, fiberglass-, or vinyl-framed/sashed windows shall be utilized on the homes. If <br /> fiberglass- or vinyl-framed/sashed windows are used, they shall have a similar frame <br /> and sash thickness as found on a traditional wood-framed/sashed window unless the <br /> required noise mitigation for this project prevents compliance with this requirement. In <br /> addition, window mullions shall be raised and located on the exterior of the window <br /> unless the required noise mitigation for this project prevents compliance with this <br /> requirement. Manufacturer's specification sheets, details, and sections of the windows, <br /> and window treatments (sills, trim, etc.) shall be shown on the building permit plans and <br /> shall be subject to review and approval by the Director of Community Development prior <br /> to issuance of a building permit. <br /> 17. Except as otherwise approved by the Director of Community Development, the stucco <br /> on the buildings shall have a relatively smooth hand-troweled look finish. The stucco <br /> finish shall be noted on the building permit plans.
