ACCESS/ STREET IMPROVEMENTS <br /> 6. All streets, access and parking easements shall be improved as shown on <br /> Exhibit B. Said improvements shall be guaranteed by a cash deposit or an <br /> instrument of credit at the option of the Director of Public Works. No <br /> guarantee will he necessary if plans are approved and improvements completed <br /> to the satisfaction of the Director of Public Works prior to filling the Parcel <br /> Map. <br /> 7. Any right of way dedication, relocation of improvements or public facilities or <br /> road improvements shall be accomplished at no expense to the County. <br /> 8. Approval shall be secured from the Director of Public Works of detailed plans <br /> prepared by an engineer (including location, extent and sized of all permanent <br /> and temporary facilities) for: a) grading, drainage, erosion and sedimentation <br /> control; b) storm drainage facilities; and c) on-site improvements including <br /> paving. <br /> SITE ALTERATIONS / IMPROVEMENTS <br /> 9. Grading on this site shall conform to the applicable portions of the Alameda <br /> County Grading Ordinance, Ordinance No. 82-17. A Grading Permit shall be <br /> secured from the Director of Public Works, as needed, in accordance with <br /> requirements of the Alameda County Grading Ordinance and design and <br /> quantities generally shown on Exhibit B with the intent, but not the <br /> requirement to balance the cut and fill soil quantities. <br /> 10. Design and improvement of the land division shall comply with <br /> recommendations and requirements of the Alameda County Fire Department in <br /> its memo dated 24 June 2010. <br /> 11. No grading shall be permitted on this site until grading, drainage, erosion and <br /> sedimentation control plans have been approved by the Director of Public <br /> Works. Grading plans shall also be approved by the Planning Director prior to <br /> filing the Final Map or grading of the site. <br /> 12. Grading shall not augment rate of flow or concentrate runoff to adjacent <br /> properties or block runoff from adjoining properties. <br /> 13. Grading operations and construction activities shall be limited to weekdays <br /> (Monday through Friday) and the hours of 7:00 A.M. to 6:00 P.M. and on <br /> Saturdays 9:00 A.M. to 6:00 P.M., unless otherwise authorized by the Director <br /> of Public Works. Hours of operation shall be posted prominently at the front <br /> of the property in a location visible to the public. <br /> -4 - <br />
