RESOLUTION NO. 11-02 <br /> PLANNING DIRECTOR, ALAMEDA COUNTY <br /> TENTATIVE PARCEL MAP, PLN 2010-092 (PM 9920) <br /> ADOPTED ON APRIL 12, 2010 <br /> WHEREAS Sivas Hashemi has filed with the Alameda County Community <br /> Development Agency, Tentative Parcel Map, PLN 2010-092 (PM 9920) to subdivide one <br /> parcel of 0.88 acres into three lots on property zoned R-1 B-10 (Single-family <br /> Residential, 10,000 square feet minimum lot size), located at 364 Linden Way, at the <br /> northeast corner of Vine Street, in the unincorporated Pleasanton area of Alameda <br /> County, bearing Assessor's Parcel Number 946-1706-003-00; and <br /> WHEREAS the Planning Director is designated by the Alameda County <br /> Subdivision Ordinance as the Advisory Agency for taking action on maps of this type; <br /> and <br /> WHEREAS this parcel map has been reviewed in accordance with the provisions <br /> of the California Environmental Quality Act (CEQA) and it was found to be categorically <br /> exempt from the provisions of the CEQA, 15, Section 15315, Minor land divisions for <br /> four or fewer parcels; and <br /> WHEREAS under conditions to be made as part of the map, it is determined that: <br /> 1. The proposed map and the proposed design and improvements are consistent with <br /> applicable general and specific plans in the area is planned and zoned for the <br /> proposed use. <br /> 2. The site is physically suitable for the proposed development in that there is ample <br /> buildable area on each lot. <br /> 3. The site is physically suitable for the proposed density of development in that lot <br /> design and topography will accommodate conforming development. <br /> 4. This division will not cause serious public health problems in that public sewer <br /> and water services will be made available to each lot in the land division. <br /> 5. The design or the improvements will not cause substantial environmental damage <br /> in that the development constitutes infill in an already developed area. <br /> 6. The design of the lots will not conflict with easements acquired by the public at <br /> large for access through, or for use of, property within the proposed land division <br /> in that none are known to exist. <br /> WHEREAS improvements, as specified in the conditions of approval of this map, <br /> are found to be necessary for the public health and safety and a necessary prerequisite to <br /> the orderly development of the surrounding area; and <br /> - 2 - <br />
