EXHIBIT "A" <br /> <br /> CASE PUD-83-4 <br /> <br /> 1. That the devel0Dment be substantially as shown on the <br /> PUD plan, Exhibit A, on file with the Planning Division. <br /> <br /> 2. That no building permits shall be issued on the proposed <br /> 3.8 acre parcel until an overall PUD development Plan <br /> covering it and the Wagerman, Cartlidge, Combs, Skinner, <br /> Jennaro and Panganiban parcels has been submitted to and <br /> approved by the City. <br /> <br /> 2. That case P;jD-83-4 shall laps~ within one year of its -. <br /> , date of adopmion unless minor subdivision approval has <br /> been granted creating the 1o2 acre and 3.8 acre parcels. <br /> <br /> 4. That the subdivision of the property in'to a 1.2' acre- <br /> parcel and a 3.8 parcel sha?_i be submitted to the <br /> City Council (with recom, aendation from the Planning <br /> Comaission) for approval since it in~:cives the creation- <br /> of a lot iess'th~n 5 acres in size with a septic tank. <br /> <br /> 5. That the proper~.y owners shall enter into. an agreement <br /> with the City, approved by the City Attorney, whereby <br /> they agree to construct or finance the construction of <br /> street improvements adjacent to the entire 5 acre site <br /> to the extent required by the Subdivision Ordinance at <br /> such time in the future that it is deemed necessary by <br /> the City Engineer. Said improvements may include, but <br /> are not necessarily limited to gradin~J~ curb and gutter, <br /> sidewalk, paving, street lighting~ street trees, street <br /> monuments, underground utilities, storm drain facilities, <br /> sanitary sewer facilities, tree removal and traffic control <br /> devices. This agreement shall be executed and approved by <br /> the City Attorney prior to submittal of a final map. <br /> <br />6. That there shall be no subdivision of the subject property <br /> beyond the creation of the 1.2 acre.and 3.8 acre parcels <br /> without provisions being made. to serve the property with <br /> a sewer system. <br /> <br />7.
