EXHIBIT "A" <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division except that the 20 unit building northwest of <br /> the swimming pool area shall be separated into two <br /> separate structures to allow better fire department <br /> access. <br /> <br />2. That the applicant be aware that approval of this case <br /> is conditioned upon the ability to provide permanent vehicular <br /> access to Santa Rita Road substantially as shown <br /> on the development plan. <br /> <br />3. That the developer make every effort to incorporate <br /> existing trees into the landscaping of the proposed <br /> development. <br /> <br />4. That plans for all fencing shall be submitted to the <br /> Planning Division for approval prior to issuance of <br /> buildin~ permits. Anchors forth feDce shall bemade out of <br /> cement withbrick veneernng on the ~enclng. <br /> 5. That a final landscape plan shall be submitted to the <br /> Planning Division for approval prior to issuance of <br /> building permits. <br /> <br /> 6. That the design of the carports shall be submitted to <br /> the Planning Division for approval prior to issuance <br /> of building permits. <br /> <br /> 7J That the street number of the development shall be posted <br /> so as to be easily seen from the street at all times, day <br /> .and night. <br /> <br /> 8. That all ducts, meters, air conditioning equipment, and <br /> any other mechanical equipment, whether on the structure, <br /> on the ground, or elsewhere, be effectively screened <br /> from view with materials architecturally compatible <br /> with the main structure. <br /> <br /> 9. That all mechanical equipment be constructed in such a <br /> manner that noise emanating from it will not be per- <br /> ceptible at or beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> <br /> 10. That all lighting be constructed in such a manner that <br /> glare is directed away from surrounding properties and <br /> rights-of-way · <br /> <br /> <br />
