CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 1078 APPROVING THE APPLICATION OF DUNC~ MATTESON AND JOHN FERRERI PUD-HIGH DENSITY RESIDENTIAL ZONING AND DEVELOPMENT PLAN APPROVAL FOR A 154-UNIT MULTI-FAMILY RESIDENTIAL PROJECT ON APPROXIMATELY 8.8 ACRES LOCATED AT 4323 AND 4365 VALLEY AVENUE WHEREAS, Duncan Matteson and John Ferreri applied for development plan approval for construction of a 154-unit multi-family residential project on approximately 8.8 acres of land located at 4323 and 4365 Valley Avenue (approximately 500 feet west of the intersection of Valley Avenue and Santa Rita Road); and WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by Council on March 8, 1983; and WItEREAS, Council received the Planning Commission's recommend- ation for approval of the development plan and rezoning; and W]tEREAS,a duly noticed public hearing was held on March 8, 1983; and WHEREAS, the City Council finds that this development plan and rezoning is consistent with the General Plan policies of the City of Pleasanton. THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves the development plan for a 154-unit multi- family residential project on approximately 8.8 acres located at 4323 and 4365 Vallev Avenue, subject to the conditions on Exhibit "A" ~ttached hereto and by this reference incorporated herein. Section 2: Approves the rezoning of an approximately 8.8 acre site located at 4323 and 4365 Valley Avenue from "A" (Agricultrual) and R-1-6500 (Single-family Residential) to PUD-High Density Residential District. Section 3: The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the City Clerk, designating and dividing the City into zoning districts is hereby amended by Zoning Unit Map #270, attached hereto as Exhibit "B" dated March 8, 1983, and incorporated herein by reference.
