EXHIBIT "A" <br /> <br />PUD-82-10 <br /> <br />1o That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br />2. That the developer shall dedicate to the city for <br /> emergency access and utility purposes a 20 foot wide <br /> section of land necessary to connect the cul de sac <br /> shown as Grey Eagle Court to the southeast corner of <br /> the subject property. The CC&Rs shall provide that the <br /> homeowners' association shall be responsible for maintenance <br /> of the 20 foot easement and, if deemed necessary at some <br /> . future date by the City, to improve to City specifications <br /> said easement. The CC&Rs shall also provide that the <br /> homeowners' association will be responsible for keeping <br /> said easement unobstructed and usable. <br /> <br />3o That the,developer be aware that Krowth management <br /> approval must be granted prior to submittal of a <br /> tentative subdivision map on the subject property. <br /> <br />4. That the developer enter into an agreement to pay for a <br /> proportionate share of the water facilities necessary <br /> to properly serve the southeast Pleasanton area and the <br /> Vintage Hills area. These facilities shall be those as <br /> generally described in the report "Water Demand and Pre- <br /> liminary Facilities Study for East Pleasanton, Dreoared <br /> by Kamp, Dresser and McKee, Inc., January 1983 ~' and <br /> additional facilities necessary to create a loop water <br /> system for the southeast Pleasanton and Vinta%e Hills <br /> areas. All water fees necessary for this purpose shall be <br /> paid prior to approval of the final subdivision map for <br /> the subject area, <br /> <br />5. That no structure shall be built outside of the area shown <br /> as "Pad" on the development plan, Exhibit A, with the <br /> exception of open type fencing approved by the Planning <br /> Division. Building pad areas will be resubmitted with the <br /> tentative map to reflect changes in the street layout and <br /> reduced grading in the project. <br /> <br /> 6. That the colors and building materials for all homes <br /> shall be submitted to the Planning Division for approval <br /> prior to issuance of a building permit. <br /> <br />7. That a site specific soils study shall be done for <br /> each lot and that these reports shall be submitted to <br /> the City for review and approval Drior to issuance of <br /> building permits. <br /> <br /> A-1 <br /> <br /> <br />
