_ CITY COUNCIL OF THE CITY OF PLEASANTON <br /> ALAMEDA COUNTY, CALIFORNIA <br /> ORDINANCE N0. 1077 <br /> <br /> APPROVING THE APPLICATION OF ~TUAL LAND COMPANY <br /> FOR DEVELOPMENT PLAN APPROVAL FOR A 28-LOT SINGLE- <br /> FAMILY RESIDENTIAL USE ON APPROXIMATELY 48 ACRES <br /> LOCATED ON THE SOUTH SIDE OF THE EASTERN TERMINUS <br /> OF CRELLIN ROAD <br /> <br /> I~IEREAS, Mutual Land Company applied for development Plan <br /> approval for construction of a 28-1ot single-family <br /> residential development on approximately 48 acres <br /> located on the south side of the eastern terminus <br /> of Crellin Road; and <br /> <br /> WHEREAS, based on the Initial Environmental Study, a Negative <br /> Declaration was adopted by Council on ~{arch 8, 1983; <br /> and <br /> <br /> WHEREAS, Council received the Planning Commission's recommend- <br /> ation for approval of the development plan; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on March 8, <br />' 1983; and <br /> <br /> WHEREAS, the City Council finds the proposed project specifically <br /> consistent with the "Open Space" policies of the <br /> General Plan in that the portion of the proposed <br /> project located within the area designated "Open Space- <br /> Public Healty & Safety" has been sensitively designed <br /> to meet both open space and health and safety consider- <br /> ations by proposing suitably safe roads and adjacent <br /> building pads, without requiring excessive grading, <br /> and retaining most of the area in natural open space <br /> within minimum five-acre sized lots; and <br /> <br /> WHEREAS, the City Council finds that this development plan <br /> is consistent with the General Plan policies of the <br /> City of Pleasanton; <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN <br /> AS FOLLOWS: <br /> <br /> Section 1: Approves the development plan for a 28-1ot single- <br /> family residential development to be constructed on <br /> a 48-acre parcel located on the south side of the <br /> eastern terminus of Crellin Road, subject to the <br /> conditions set forth in Exhibit A, attached hereto <br />- and incorporated herein by this reference. <br /> <br /> <br />
