_ CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE N0. 1077 APPROVING THE APPLICATION OF ~TUAL LAND COMPANY FOR DEVELOPMENT PLAN APPROVAL FOR A 28-LOT SINGLE- FAMILY RESIDENTIAL USE ON APPROXIMATELY 48 ACRES LOCATED ON THE SOUTH SIDE OF THE EASTERN TERMINUS OF CRELLIN ROAD I~IEREAS, Mutual Land Company applied for development Plan approval for construction of a 28-1ot single-family residential development on approximately 48 acres located on the south side of the eastern terminus of Crellin Road; and WHEREAS, based on the Initial Environmental Study, a Negative Declaration was adopted by Council on ~{arch 8, 1983; and WHEREAS, Council received the Planning Commission's recommend- ation for approval of the development plan; and WHEREAS, a duly noticed public hearing was held on March 8, ' 1983; and WHEREAS, the City Council finds the proposed project specifically consistent with the "Open Space" policies of the General Plan in that the portion of the proposed project located within the area designated "Open Space- Public Healty & Safety" has been sensitively designed to meet both open space and health and safety consider- ations by proposing suitably safe roads and adjacent building pads, without requiring excessive grading, and retaining most of the area in natural open space within minimum five-acre sized lots; and WHEREAS, the City Council finds that this development plan is consistent with the General Plan policies of the City of Pleasanton; THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves the development plan for a 28-1ot single- family residential development to be constructed on a 48-acre parcel located on the south side of the eastern terminus of Crellin Road, subject to the conditions set forth in Exhibit A, attached hereto - and incorporated herein by this reference.
