<br />Mr. Dolan agreed that it is a lower yield per unit, but there will be more units and <br />consequently a definite increase in the number of students. <br /> <br />clarified that there would not be as many students from <br />developing 300 multifamily units compared to building 300 single-family homes. <br /> <br />Mr. Dolan said that was correct. <br /> <br />noted that if the site were developed with 159 units and the <br />rest of the site were developed as retail, there would be a much larger traffic impact, <br />and that was what all the comments were about the last time. <br /> <br />Chair Narum stated that the Commission should remember that the City needs to get to <br />a certain number of units and that there will be different numbers of students in various <br />parts of the town. She noted that it would be the same concern in Hacienda Business <br />Park when that is completed. <br /> <br />Commissioner Blank requested clarification that the Commission could either leave it at <br />5.3 acres and increase it later to 11.5 acres, or increase it to 11.5 acres and choose not <br />to develop all of it. <br /> <br />Mr. Dolan said that was correct. He added that the zoning decision will be made after <br />the feedback is received. <br /> <br />Commissioner Blank noted that if the Commission is going to encourage this property, <br />then it could possibly encourage all the other properties and make changes site by site, <br />which could unravel a lot of work that has already been done. <br /> <br />Commissioner Olson stated that he felt it was in a state of uncertainty now because the <br />City does not know what the HCD will return with. <br /> <br />Chair Narum informed the Commission that the Task Force was not unanimous and did <br />not agree 100 percent in this list. She indicated that she does not agree with everything <br />on the list and believed that Commissioner Pearce was not either. <br /> <br />Commissioner Pearce indicated that the Task Force did not actually vote on the entire <br />list because the members knew it would not be unanimous. <br /> <br />Commissioner Blank stated that he does not want to devalue the work of the Task <br />Force by saying that it was not unanimous and, therefore, we can make changes. <br /> <br />inquired if there were other property owners who have come <br />forward and asked for more density or more acreage. <br /> <br />PLANNING COMMISSION MINUTES, June 22, 2011 Page 24 of 33 <br /> <br />
