negative impacts on property values, <br /> increase in crime as a result of additional multi-family or affordable <br />housing, <br /> owners bought homes with the expectation that the land will be developed <br />as an office and not multi-family, <br /> very limited or no public transit service for the area, <br /> impacts on nearby wetland areas, and <br /> inconsistency with the size and massing of existing homes in the area. <br /> <br />A representative from the area provided information at the Housing Commission <br />meeting regarding the distribution of restricted units in the City and a calculation <br />indicating that about 39 percent of the restricted units are within one-half mile of <br />this site. <br /> <br />Site 8: Auf der Maur/Rickenbach <br /> <br /> This site is located at the Stanley Boulevard/Valley Avenue/Bernal Avenue <br />intersection where a Home Depot was previously proposed. <br /> <br /> This site generated a number of comments, which also applied to Sites 11, <br />Kiewit, and Site 14, Legacy Partners in a number of cases. The three sites are in <br />close proximity to one another, and the point of many of comments was that the <br />City is proposing too many multi-family homes within a small area, which would <br />result in negative impacts on Valley Avenue and overcrowded schools in the <br />vicinity. <br /> <br />The Planning Commission also received an email from Nancy Allen who listed a <br />number of concerns related to the criteria for site selection and proposed some <br />recommendations. <br /> <br />Site 9: Nearon Site <br /> <br /> This is a triangular site in Hacienda Business Park on West Los Positas <br />Boulevard, across from the Verona neighborhood. <br /> <br /> Four comments were received which related to: <br /> children getting into trouble in this area, <br /> increase in crime, <br /> negative traffic impacts, <br /> negative impacts on the creek running behind the area and the <br />environment, and <br /> overcrowded schools. <br /> <br />PLANNING COMMISSION REGULAR MINUTES, April 27, 2011 Page 8 of 40 <br /> <br />
