EXHIBIT "A" <br /> <br /> 1. That the development be substantially as shown on <br /> the development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br /> 2. That the colors of all structures shall be submitted to the <br /> Planning Division for approval prior to issuance of a <br /> building permit. <br /> <br /> 3. That the 50 ft. wide landscaped easement shall be landscaped <br /> and improved in conformance with the plans for the Hopyard <br /> Road landscape maintenance district. A final landscape <br /> plan for the entire site shall be submitted to the Planning <br /> Division for approval prior to issuance of a b~ilding <br /> permit. <br /> <br /> 4. That an alarm system for the development shall be submitted <br /> to the Police Department for approval prior to issuance of <br /> a building permit and this system shall include a robbery <br /> alarm. <br /> <br /> ~. That the development shall meet all requirements.of the <br />~ Pleasanton Fire Code and that the applicant be aware that <br /> the Fire Code requires dispensing of class 1 (gasoline) <br /> and class 2 (diesel) liquids to be under the supervision <br /> of a qualified attendant at all times. This means that <br /> during the hours that the convenience store is open, <br /> there shall be a minimum of two attendants on duty. <br /> <br /> 6. That the subject property shall be used only as the site <br /> for a service station with ancilliary convenience store <br /> and automatic car wash as shown on the development plan, <br /> Exhibit A, and that use of the property for any other <br /> purpose would require new development plan approval. <br /> <br /> 7. That only food and beverages and small consumer convenience <br /> items such as magazines, newspapers, etc. may be sold in the <br /> convenience store. <br /> <br /> 8. That within one year of the opening of the convenience <br /> store, if any complaints are received with regard to its <br /> operation or if there appear to be problems associated <br /> with maintenance, hours of operation, loitering, etc. <br /> a public hearing may be held before the Planning Conmission <br /> to determine whether conditions should be attached to the <br /> operation of that use.
