EXHIBIT "A" 1. That the development be substantially as shown on the development plan, Exhibit A, on file with the Planning Division. 2. That the colors of all structures shall be submitted to the Planning Division for approval prior to issuance of a building permit. 3. That the 50 ft. wide landscaped easement shall be landscaped and improved in conformance with the plans for the Hopyard Road landscape maintenance district. A final landscape plan for the entire site shall be submitted to the Planning Division for approval prior to issuance of a b~ilding permit. 4. That an alarm system for the development shall be submitted to the Police Department for approval prior to issuance of a building permit and this system shall include a robbery alarm. ~. That the development shall meet all requirements.of the ~ Pleasanton Fire Code and that the applicant be aware that the Fire Code requires dispensing of class 1 (gasoline) and class 2 (diesel) liquids to be under the supervision of a qualified attendant at all times. This means that during the hours that the convenience store is open, there shall be a minimum of two attendants on duty. 6. That the subject property shall be used only as the site for a service station with ancilliary convenience store and automatic car wash as shown on the development plan, Exhibit A, and that use of the property for any other purpose would require new development plan approval. 7. That only food and beverages and small consumer convenience items such as magazines, newspapers, etc. may be sold in the convenience store. 8. That within one year of the opening of the convenience store, if any complaints are received with regard to its operation or if there appear to be problems associated with maintenance, hours of operation, loitering, etc. a public hearing may be held before the Planning Conmission to determine whether conditions should be attached to the operation of that use.
