THE CITY OF 08 <br /> pLE ASANTONC CITY COUNCIL AGENDA REPORT <br /> July 19, 2011 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVAL OF THE FINAL MAP, IMPROVEMENT PLANS AND <br /> SUBDIVISION AGREEMENT FOR TRACT 8020 (Staples Ranch) <br /> SUMMARY <br /> Tract 8020 creates five commercial lots, two public parks, and 15 very small parcels. <br /> The property is bounded by the Arroyo Mocho on the south, 1-580 to the north, El <br /> Charro Road to the east and residential subdivisions to the west. Staff has reviewed <br /> the Final Map, Improvement Plans and agreements, and has found them to be in <br /> substantial conformance with the approved Tentative Map and other controlling <br /> documents. All improvements necessary for this tract will be installed with this Tract <br /> 8020. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On October 27, 2010, the Planning Commission approved an application from Alameda <br /> County Surplus Property Authority for Vesting Tentative Map to subdivide the <br /> approximately 124 acre Staple Ranch site. <br /> LOCAL AGENCY FORMATION COMMISSION (LAFCo) APPROVAL <br /> On April 29, 2011, LAFCo certified the annexation of this property to the City <br /> (Reorganization No. 149 (Staples Ranch)). <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 8020, Staples Ranch. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all offers of dedication on the Final Map except delay the public pedestrian <br /> sidewalk easement (PPSE) along the westerly side of El Charro Road until such <br /> time that the sidewalk is feasible. <br /> FINANCIAL STATEMENT <br /> The addition of new public improvements will increase the City's maintenance costs by <br /> an undetermined amount. <br />
