EXHIBIT A <br /> GENERAL CONDITIONS OF APPROVAL <br /> PUD-68, CONTINUING LIFE COMMUNITIES <br /> STAPLES RANCH <br /> September 7, 2010 <br /> GENERAL CONDITIONS <br /> 1. Expiration. The Planned Unit Development (PUD) development plan approval <br /> shall lapse two years from the effective date of this ordinance unless a building <br /> permit is obtained and construction diligently pursued, unless otherwise vested by <br /> an approved development agreement for the property. <br /> 2. Specific Plan Amendment, Environmental Impact Report (EIR) Mitigation <br /> Measures, Code Measures, Regional Permits, and Agreements. All projects <br /> shall be developed in accordance with the Stoneridge Drive Specific Plan <br /> Amendment/Staples Ranch project. <br /> All mitigation measures of the Stoneridge Drive Specific Plan Amendment/Staples <br /> Ranch EIR are hereby incorporated by reference and shall be implemented as <br /> required by the EIR and the Mitigation Monitoring and Reporting Plan. If any of the <br /> conditions of approval conflict with any applicable EIR mitigation measures, the <br /> requirements of EIR mitigation measures apply. <br /> Stoneridge Drive Specific Plan Amendment policies, EIR mitigation measures, <br /> agreement requirements, implementation details, and clarifications related primarily <br /> to the future subdivision, construction, and/or operation of the proposed project are <br /> in Appendix 1 of these conditions of approval. <br /> Code measures, regional permit requirements, implementation details, and <br /> clarifications which are applicable to the project and are related primarily to the <br /> future subdivision, construction, and/or operation of the proposed project are also <br /> primarily in Appendix 1. <br /> 3. General Requirements and Conditions. <br /> a. The approved building colors and materials shall be indicated on the final <br /> building permit plans. Substitutions shall not be allowed unless otherwise <br /> approved by the Planning Division. <br /> b. Any new indoor or outdoor fireplace shall be a gas fireplace, pellet fueled <br /> wood heater, or Environmental Protection Agency (EPA)-certified wood <br /> burning appliance.
