(iv.) The roadway median, including all median landscaping and irrigation, <br /> located west of the Neighborhood Park. <br /> (v.) All back of curb landscaping and irrigation and the sidewalk on the <br /> western portion of the roadway west of the Neighborhood Park. <br /> (vi.) Storm drainage swales, gutters, inlets, outfalls, and channels not within <br /> the area of a dedicated public street, not including the public water line <br /> loop and sewer line loop located in a PSE approved by the City <br /> Engineer. The public water and sewer line loops approved by the City <br /> Engineer shall be maintained by the City. <br /> (vii.) Any bus shelter required as part of the project including maintenance <br /> of the lighting, seating, and trash receptacle. <br /> (viii.) Zone 7's and the City of Pleasanton's on-site access to the Arroyo <br /> Mocho, including any gates, locks or other similar features. <br /> (ix.) The public access to the northern Arroyo Mocho maintenance road on <br /> the southwest corner of the site. <br /> (x.) Any required inspection, maintenance, and reporting of stormwater <br /> treatment measures. An annual maintenance report shall be required. <br /> (xi.) Implementation of the Integrated Pest Management Plan. <br /> b. The proposed maintenance agreement shall be subject to the review and <br /> approval of the City Attorney prior to the issuance of a building permit. <br /> 20. Deed Disclosures. <br /> a. Conveyance documents for all parcels on the senior continuing care site(s) <br /> shall include the required disclosures, deed riders, and easements listed <br /> below, in addition to the deed disclosures listed in the General Conditions of <br /> approval section below. All required disclosures, deed riders, and <br /> easements shall be subject to the review and approval of the City Attorney's <br /> Office prior to the recordation of a Final Map for the Staples Ranch Site. <br /> Each property owner on the Staples Ranch Site shall provide all of its future <br /> tenants and any purchaser of any property on the Staples Ranch Site with <br /> copies of the required disclosures, deed riders, and easements listed below. <br /> The property owner of the senior continuing care community site(s) will: <br /> (i.) Disclose to all potential residents the proximity of the 1-580 freeway <br /> and that high efficiency particulate air (HEPA) filters are required to be <br /> installed in all living units constructed within 247 feet of southern edge <br /> of the existing closest travel lane of the 1-580 freeway and maintained <br /> by the senior continuing care community management. The HEPA air <br /> filters shall be maintained by the senior continuing care community <br /> management in a good condition, with the filters regularly changed by <br /> the management company as recommended by the HEPA filter <br /> manufacturing company. The "southern edge of the closest existing <br /> travel lane" shall be the closest southern edge located immediately <br /> north of the project site at the time the project PUD was approved by <br /> the City Council. <br /> Conditions of Approval/PUD-68 <br /> Project-Specific Conditions 15 <br />
