The project developer shall enter into an a~m:eement with the <br />City, approved by the City Attorney, which guarantees that all landscaping <br />and the irrigation located within these the areas will be maintained by the <br />applicant at all times in a manner consistent with the approved landscape <br />and irrigation plan for this development. Said a~eement shall mn with the <br />land for the duration of the ~ound lease for the project. <br /> <br />The applicant shall extend the existing irrigation lines in the improved <br />portion of Centennial Park to serve the portion of the park's 50-ft. wide <br />buffer area north of the proposed metal fence in the park. After the City <br />accepts the landscaping and the irrigation system, the City shall maintain <br />this area. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan set prior <br />to issuance of an on-site permit. Said landscape plan shall be consistent <br />with the approved landscape plan plus any conditions of approval, and shall <br />be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />All trees used in landscaping be a minimum of fifteen (15) gallons in size <br />and all shrubs a minimum of five (5) gallons, unless otherwise shown on <br />the approved landscape plan. <br /> <br />Unless otherwise required by the Director of Park and Community <br />Services, the applicant shall relocate an existing City irrigation meter <br />located near the site's front property line to a location on the south side of <br />Junipero Street. The exact location of the new meter shall be subject to the <br />review and approval of the Director of Parks and Community Services. <br /> <br />Stormwater from both of the on-site parking lots shall directed to a <br />bioswale to filter the water before it enters the stormdrain system. <br /> <br />In locations where stormwater would be directed from a paved area to a <br />landscaped area with a bioswale, a concrete curb shall be installed between <br />the paved area and the landscaped area such that the top of the curb is flush <br />with the top of the paved area. In other areas where paved and landscaped <br />areas meet, six-inch (6") vertical concrete curbs shall be installed. <br /> <br />The project developer shall provide root control barriers and four inch (4") <br />perforated pipes for parking lot trees, street trees, and trees in planting areas <br />less than ten feet (10' 0") in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. <br /> <br /> <br />
