Willow Road <br />Commissioner Pentin noted that the Commission has discussed this during the <br />setbacks discussion with BRE. <br />Chair Narum confirmed that the Commission has also discussed the pedestrian bike <br />paths. <br />Site Design and Planning <br />Commissioner Pentin stated that he likes the idea of entering in the front rather than <br />through alleys and the back. <br />Chair Narum went through the different subtopics under this section, and the <br />Commissioners did not make any comments. <br />Chair Narum stated that she assumes staff would determine where to put landscaping <br />for Live/Live, Live/Work, Active Use, and open spaces on Owens Drive. <br />Mr. Dolan indicated that this could be done by staff. <br />The Commissioners did not have any comments on Building Typesas well. <br />Architectural Features <br />Commissioner Pentin referred to D8.d. on page 49 regarding size and design of trash <br />enclosures to accommodate the City’s source separated recycling program and <br />indicated that he thinks the term “shall” is more appropriate in this case and requested <br />that it replace the term “should.” <br />There was consensus to replace the term “should” to “shall.” <br />Chair Narum referred to D4.3 on page 47 regarding storefront depths. <br />Mr. Dolan stated that this was a recommendation from the retail study prepared by <br />Mr. Fleissig and Mr. Williams based on their experience with successful retail. He <br />indicated that the property owners did not agree with the recommendation and preferred <br />a depth of 40 feet; however, because the City prefers to adhere to 60 feet, a <br />compromise was arrived at by requiring 60 feet at the corners. <br />Mr. Dolan suggested that Mr. Williams come forward to discuss his experience with this. <br />THE PUBLIC HEARING WAS RE-OPENED. <br />Mr. Williams stated that the recommendation was for a minimum of 60 feet to ensure <br />that there is sufficient quality retail space.
