5. CONSENT CALENDAR <br /> <br />a. PDR-928, Stanley Center, LLC <br />Application for Design Review approval to construct four new <br />commercial buildings totaling approximately 31,326 square feet on <br />two vacant lots located at 3590 and 3598 Stanley Boulevard and <br />3595 and 3597 Utah Street, in the Stanley Business Park. Zoning for <br />the property is PUD-C (Planned Unit Development Commercial) <br />District. <br /> <br />Commissioner Pentin moved to recommend approval of Case PDR-928, subject to <br />the Conditions of Approval listed in Exhibit A of the staff report. <br />Commissioner Olson seconded the motion. <br /> <br />ROLL CALL VOTE: <br /> <br />AYES: , Olson, Pearce, and Pentin. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: Commissioner Blank <br />ABSENT: None. <br /> <br />Resolution No. PC-2011-01 recommending approval of PDR-928 was entered and <br />approved as motioned. <br /> <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />a. PCUP-286, El Balazo Restaurant <br />Application to modify the approved Conditional Use Permit <br />(PCUP-132) for the operation of El Balazo Restaurant at <br />5331 Hopyard Road to allow live music and entertainment. Zoning <br />for the property is PUD-C (Planned Unit Development Commercial) <br />District. <br /> <br />Jenny Soo presented the staff report and described the scope, layout, and key elements <br />of the project. <br /> <br />Commissioner Blank noted that the original approval included appetizers and a full <br />menu with live music until midnight. He added that he did not see anything in this <br />application that is in conflict with the original approval. <br /> <br />Ms. Soo clarified that the live music in the original 2005 approval was solely for a <br />mariachi band to play occasionally for holidays or special events, whereas this <br />application proposes a live band to play once a week and includes a karaoke machine. <br /> <br />PLANNING COMMISSION MEETING MINUTES, January 12, 2011 Page 3 of 11 <br /> <br />
