EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-85-12 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department except that the material for the patio enclosures <br /> shall be changed from shingle to a material to be approved by <br /> City Staff. <br /> <br /> 2. That a final landscape plan be submitted to the Planning <br /> Department for approval prior to issuance of a building <br /> permit. <br /> <br /> 3. That prior to the filing of a final map on the subject <br /> property, CC&Rs for the project shall be approved by the City <br /> Attorney. These CC&Rs shall provide for a homeowner's <br /> association with sufficient power to manage all commonly <br /> owned areas. The City shall be named as beneficiary of said <br /> CC&Rs and granted the power to enforce its provisions if the <br /> homeowner's association fails to do so. <br /> <br /> 4. That the proposed soundwall be extended 20' south beyond the <br /> emergency access driveway and north to the end of the subject <br /> parcel. The final design and color of this wall shall be <br /> submitted to the Planning Director for review and approval. <br /> This addition shall be eight feet in height and match the 700 <br /> ft. long wall. <br /> <br />5. That Springdale Drive be restriped to provide no curbside <br /> parking along the western side and parallel parking along the <br /> eastern side. <br /> <br />6. That an additional masonry wall of an overlap type design be <br /> installed across the width of the eastern pool area access in <br /> a design and location acceptable to the Planning Department. <br /> <br />7. That all visitor parking be clearly labeled and utilized <br /> exclusively fro visitor parking. <br /> <br />8. That five of the proposed visitor parking spaces along the <br /> back of the northern and western buildings be eliminated and <br /> converted to landzcaping. <br /> <br />9. That the meandering sidewalk proposed along Stonedale Drive <br /> be extended south to the existing sidewalk at Maywood Drive <br /> and north to the westernmost crosswalk at Stoneridge Mall <br /> Road. The sidewalk shall be a minimum of 5 ft. in width. <br /> This sidewalk shall be designed to the approval of the City <br /> Engineering Department. <br /> <br />10. That the entrance driveway lanes be increased to a minimum <br /> width of 13 ft. 6 in. <br /> <br /> <br />
