If the City Council authorizes site acquisition, staff anticipates two immediate actions. <br /> First, staff recommends that it reconvene the Kottinger Place Task Force for the purpose <br /> of proceeding with the selection of a not - for - profit developer to complete the development <br /> study including the development/rehabilitation alternative noted above. Next, staff <br /> recommends that it review the potential future uses of 4138 Vineyard. While it is clear <br /> that the home and the Regalia House sites will eventually be cleared to accommodate <br /> the development project, the timing of this action has not yet been determined. As a <br /> result, staff intends to immediately evaluate the disposition of both sites and recommend <br /> a course of action. For 4138 Vineyard, options include immediate clearing of the site, <br /> securing the site's structures with removal delayed until some future date closer to the <br /> development process, or potentially short term rental. Regarding the latter option, the City <br /> has rented residential property previously and determined that the benefits of renting do <br /> not outweigh the issues related to property management. Regarding the Regalia House, <br /> options include immediate removal or no action until the development process warrants <br /> action. Regardless of which action is approved ultimately, staff is intending to secure <br /> services to maintain the 4138 Vineyard property, including regular landscape <br /> maintenance, until such time that a decision is made.
