Within 45 -days of the effective date of an approval for Case PADR -2090, the <br /> applicant shall plant landscape screening near the northeastern front corner <br /> of the subject home with the objective of addressing visual concerns from <br /> neighbors to the east. The plans submitted to the Building Division for <br /> building permit plan check shall be modified to show said landscape <br /> screening. The applicant shall maintain all landscape screening in good <br /> condition so as to present a healthy and orderly appearance and shall <br /> immediately replace any landscape screening materials that become <br /> dilapidated or cease to provide screening. The applicant shall select <br /> landscaping species subject to the review and approval by the Director of <br /> Community Development. The landscaping screening shall be evergreen, <br /> fast - growing, and have minimal leaf and fruit litter. The Director of <br /> Community Development shall consult with the City Landscape Architect or <br /> other resources as necessary to determine the appropriateness of the <br /> proposed alternative screening materials. <br /> 3. The applicant shall add a belly -band to the exterior of the home. The plans <br /> submitted to the Building Division for building permit plan check shall show <br /> this modification. <br /> 4. The applicant shall modify the project plans to show a hipped roof over the <br /> first -story portion in the northwestern corner of the home. The plans <br /> submitted to the Building Division for building permit plan check shall show <br /> this modification. <br /> Option No. 4: Require the Applicant Modify the Project and Return to the City <br /> Council with the Modifications <br /> This option would require that the applicant modify the plans per City Council direction <br /> and return to a City Council hearing with a revised proposal. <br /> PUBLIC NOTICE <br /> Notices regarding this appeal and related public hearing were mailed to the surrounding <br /> property owners and tenants within a 1,000 -foot radius of project site. The public notice <br /> was also published in The Valley Times.
