THE THREE SITES ARE: (1) THE W.P. CAREY SITE <br /> AT THE SOUTHEAST CORNER OF OWENS DRIVE AND WILLOW <br /> ROAD (ASSESSOR'S PARCEL NO. 941 - 2778 - 013 -00); (2) THE BRE <br /> SITE AT THE NORTH CORNER OF HACIENDA DRIVE AND <br /> GIBRALTAR DRIVE (APN 941 - 2778 - 011 -00); AND (3) THE ROCHE <br /> MOLECULAR SYSTEMS SITE, SOUTH OF GIBRALTAR DRIVE <br /> BETWEEN WILLOW ROAD AND HACIENDA DRIVE (A PORTION OF <br /> APN 941 - 2761 - 003 -00) <br /> PROPERTY OWNERS: Site 1: W.P. Carey <br /> Site 2: BRE Properties Inc. <br /> Site 3: Roche (Boehringer Mannheim Corporation) <br /> GENERAL PLAN: Mixed Use /Business Park <br /> ZONING: PUD -MU <br /> SUMMARY <br /> This is a City- initiated proposal for a Major Modification to the Hacienda PUD to adopt <br /> the Hacienda TOD Standards and Design Guidelines. The standards and guidelines, if <br /> adopted, would be used to evaluate mixed use or residential projects on three vacant <br /> sites near the Pleasanton /Dublin BART station. The draft standards and design <br /> guidelines were discussed at a City Council Workshop on February 8, 2011, and this <br /> agenda report addresses several issues raised by City Council members at that <br /> meeting. The action currently before the City Council is also in accordance with the <br /> Settlement Agreement in the matter of Urban Habitat v. City of Pleasanton which <br /> requires that no later than March 1, 2011, the City Council will adopt a PUD zoning <br /> ordinance for the three Hacienda sites setting forth the core and non -core development <br /> standards and design guidelines. <br />
