EXHIBIT "A" <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department- <br /> <br /> 2. The common driveway shown on the southeast property line <br /> shall be constructed to its full 30 ft. width by the <br /> developer as part of the initial on-site improvements- This <br /> driveway shall have a street-type opening with curb radii of <br /> 15 ft. minimum- This driveway shall be for right turns <br /> in-out only. Temporary A. C. berms shall be installed where <br /> required by the City Engineer- <br /> <br /> 3. The owner/developer shall reserve a 15 ft. wide strip of land <br /> parallel with and adjacent to Interstate 580. No structures <br /> shall be built within this reserve area unless otherwise <br /> approved by the City Engineer. <br /> <br /> 4. The owner/developer shall grant a public service easement <br /> (PSE) and a public access easement (PAE) over the portion of <br /> the driveway on the southeast property line which lies within <br /> the subject development parcel. <br /> <br /> 5. The owner/developer shall be responsible for the design, <br /> initial installation and maintenance of the landscaping and <br /> the irrigation system along Avenue "A" frontage of the site <br /> within the 33 ft. wide public service easement unless <br /> otherwise approved by the City Engineer. This landscaping <br /> shall conform to the proposed median landscaping and the <br /> landscape master plan to be prepared for Avenue "A". <br /> <br /> 6. The on-site storm drain inlets shall be designed and built to <br /> provide grease and oil separators which shall be maintained <br /> by the owner/developer. <br /> <br /> 7. The most northerly driveway for Avenue "A" as shown on the <br /> revised site plan shall be shifted northwest approximately 20 <br /> ft. + in order to be properly aligned with the center of the <br /> propUsed median break in Avenue "A". <br /> <br /> 8. Occupancy of this development shall not be granted prior to <br /> the completion and acceptance of the public street <br /> improvements for Avenue "A" unless otherwise approved by the <br /> City Engineer. <br /> <br /> 9. Construction access to this site shall be approved by the <br /> City Engineer prior to the start of any construction in order <br /> to avoid conflicts with the construction of Avenue "A". <br /> 10. That the applicant shall apply to CalTrans to landscape at <br /> least a 10 ft. wide strip of CalTrans property along the <br /> entire frontage of the subject site.
