Resolution No. PC-2002-70 <br />Page 3 <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />CENTER FOR SPEECH, LANGUAGE, OCCUPATIONAL THERAPY <br />CASE PCUP-66 <br />The proposed use shall operate in substantial conformance to the plans and <br />narrative dated "Received September 27, 2002" and "Received October 23, <br />2002", Exhibit A, on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the exhibits or conditions may be <br />approved by the Planning Director if found to be in substantial conformance with <br />the approved exhibits and conditions of approval. The Planning Director may <br />refer modifications to the Planning Commission if judged to be substantial. <br />2. The approval of this conditional use permit shall be contingent upon the approval <br />of Planned Unit Development Minor Modification Case PUD-80-2-6D-4M. <br />3. Prior to occupancy, the applicant shall designate three of the parking spaces in <br />front of the subject tenant space as a "10-minute drop-off/pick-up" zone. The <br />proposed signs shall be submitted to the Planning Director for review and <br />approval prior to installation. <br />4. The applicant shall maintain a 30-minute break between therapy sessions. <br />5. Prior to occupancy, the applicant shall contact the Building and Fire Departments <br />to determine all applicable requirements and obtain all applicable permits. <br />6. All business identification signs shall be consistent with the approved <br />comprehensive sign program for Bernal Plaza on file with the Planning <br />Department. <br />If any elements of the purposed use result in conflicts pertaining to parking, noise, <br />traffic, loitering, or other impacts, at the discretion of the Planning Director, this <br />use permit may be submitted to the Planning Commission for subsequent review <br />at a public hearing. If necessary, the Planning Commission may modify or add <br />conditions to mitigate such impacts, or may revoke the use permit. <br />[end] <br />
