PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-70 <br />RESOLUTION APPROVING THE APPLICATION OF CENTER FOR <br />SPEECH, LANGUAGE, AND OCCUPATIONAL THERAPY (CSLOT) FOR <br />CONDITIONAL USE PERMIT APPROVAL, AS FILED UNDER CASE <br />PCUP-66 <br />WHEREAS, the Center for Speech, Language, and Occupational Therapy (CSLOT) has <br />applied for conditional use permit approval to operate a speech therapy <br />center located at 6654 Koll Center Parkway, Suites 137 and 150; and <br />WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit Development - <br />IndustriaUCommercial-Office) District; and <br />WHEREAS, at its duly noticed public hearing of November 13, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />As proposed and conditioned, the operation would operate similarly to <br />other professional businesses in the building as well as those in the <br />surrounding business park. CSLOT would be able to provide therapy <br />services that could help residents of the City. <br />2. The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfaze, or materially <br />injurious to the properties or improvements in the vicinity. <br />There are an adequate number of pazking spaces on site to serve both the <br />existing uses and CSLOT. The indoor, structured activities should not <br />generate noise that would result in a nuisance situation for other tenants. <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />
