Resolution No. PC-2002-67 <br />Page 3 <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-244 <br />500 MAIN STREET <br />The proposed building modifications covered by this approval shall conform <br />substantially to the elevations and details of windowsill and mullion, shown in <br />Exhibit "A", dated "Received, October 15, 2002", on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to this <br />proposal may be allowed subject to approval by the Planning Director if found to be <br />in substantial compliance with the approved exhibits. <br />This design review approval does not include the proposed neon tube band. No neon <br />tube band shall be installed on the cornice or other locations along the perimeter of <br />the building on the Main Street and Neal Street elevations. <br />This design review approval does not include the mauve color for the awnings. The <br />awning color, building colors, and sign design/colors shall be subject to the review <br />and approval of the Planning Commission, with consideration of the recommendation <br />of the Pleasanton Downtown Association Design Committee. <br />The applicant shall consult the project architect during the construction period to <br />ensure that windowsills and mullions aze installed per the approved design review <br />plans and that the details aze carried out accurately. Prior to the final inspection by the <br />Building Department, the applicant shall submit a written confirmation letter from the <br />project architect verifying that the windows have been constructed in conformance <br />with the approved plan and details. <br />The applicant shall obtain all building, encroachment, and other applicable City <br />permits for the proposed development prior to the commencement of construction. <br />The building permit plans shall contain the approved window treatment details plus <br />any other details determined to be necessary by the Platming Director to show that the <br />window modifications will be installed as approved and to conform to the existing <br />window treatment on the building. The mullions shall be installed integrally to the <br />framing; add-on mullions shall not be used. <br />6. This design review approval will lapse one yeaz from the effective date of approval <br />unless a building permit is issued and construction is commenced and is diligently <br />pursued towazd completion or a design review extension has been approved by the <br />City. <br />7. Final inspection by the Planning Department is required prior to occupancy. <br />
