PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-67 <br />RESOLUTION APPROVING THE APPLICATION OF BARMAN TEHRANI FOR <br />DESIGN REVIEW APPROVAL, AS FILED UNDER CASE PDR-244 <br />WHEREAS, Bahman Tehrani has applied for design review approval to modify the existing <br />windows by lowering the sills, and to install a neon tube band on the cornice along <br />the perimeter of the building on the Main Street and Neal Street elevations for the <br />existing building located at 500 Main Street; and <br />WHEREAS, zoning for the property is Central Commercial (C-C) and Downtown Revitalization <br />District; and <br />WHEREAS, at its duly noticed public heazing of October 23, 2002, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that as conditioned, the proposed window <br />changes would conform to the relevant standards of the Downtown Specific Plan, <br />Downtown Design Guidelines, and Draft Historic Preservation Ordinance; and <br />WHEREAS, the Planning Commission further determined that the proposed neon tube banding <br />along the perimeter of the building on the cornice would be out of chazacter with <br />the Downtown and inconsistent with the historic character of the building. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PDR-244, the application of Bahman Tehrani for design review <br />approval to modify the existing windows by lowering the sills on the existing <br />building located at 500 Main Street, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br />Section 2. Directs that a color rendering depicting the building colors, awning, and signage be <br />brought back to the Planning Commission for approval. <br />
