Resolution No. PC-2002-66 <br />Page 5 <br />sewer. The drain filter shall be subject to the review and approval of City <br />Engineer and Chief Building Official. The applicant shall pay all applicable <br />DSRSD and City connection and user fees for the vehicle wash sewer <br />connection. <br />8. Prior to placement of the coaches on the site, the applicant shall submit <br />elevation drawings, including coach skirts, and an exterior color sample of <br />each selected model to the Planning Director for approval. <br />9. Prior to issuance of a building permit, the applicant shall repair the slope <br />failure area as identified in the soils investigation report, prepazed by <br />Associated Terra Consultants. As recommended in the soils report, the <br />previously filled artificial surfaced shall be removed, and this azea shall be re- <br />compactedwith proper keying. The applicant shall have a soil's engineer on <br />site to monitor and supervise during repair. The soils consultant shall verify <br />in writing to the Planning Director that the slope work has been conducted as <br />required by the soils report. <br />10. Prior to occupancy of the new units, the applicant shall stripe the proposed RV <br />pazking spaces that are under the existing PG&E power line. <br />11. Prior to occupancy of the new units, the applicant shall install a 6 ft. high solid <br />redwood fence along the northerly property line that abuts the new mobile <br />home spaces. <br />12. No exterior lighting shall be provided at the carwash location. A sign shall be <br />posted on the cazwash building limiting the carwash hours from 8:00 a.m. to <br />5:00 p.m. <br />13. Prior to occupancy of the new units, the applicant shall install landscaping on <br />the side of the carwash facility in order to screen the carwash building and to <br />provide a buffer between the carwash and the adjacent residents. The <br />applicant shall provide a planting plan to the Planning Director for approval. <br />The plan shall indicate locations and species of the proposed landscaping. The <br />planting material shall consist of evergreen shrubs 15-gallons in size. <br />14. All building and/or structural plans must comply with all codes and <br />ordinances in effect before the Building Department will issue permits. <br />15. All site improvements and construction activities shall be limited to the hours <br />of 8:00 a.m. to 5:00 p.m., Monday through Friday. All construction <br />equipment must meet Department of Motor Vehicles (DMV) noise standards <br />and shall be equipped with muffling devices. <br />
