EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> RZ-85-5 <br /> <br /> 1. That all uses and site development standards of this PUD <br /> shall be those of the R-1-6500 District except as follows: <br /> <br /> a. Density up to 10 units per net acre may be allowed, <br /> therefore, one dwelling unit could be allowed for each <br /> 4,356 sq. ft. of lot area (i.e., 8,712 sq. ft. equals 2 <br /> units, 13,068 sq. ft. equals 3 units, etc.). <br /> <br /> b. Maximum floor area ratio shall be 50%. <br /> <br /> c. Two parking spaces per dwelling unit shall be required <br /> but all spaces may be uncovered for all but the first <br /> unit on a site. <br /> <br /> d. All living units shall be considered main structures not <br /> accessory structures. <br /> <br /> e. Each unit shall have 500 sq. ft. of usable open space <br /> meeting the standards of Section 2-5.45 of the Zoning <br /> Code. <br /> <br />2.
