EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-85-3 <br /> <br />1. That the development shall be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department, except that the 5 ft. wide planter adjacent to <br /> Hap's Restaurant shall be removed, the driveway moved <br /> approximately 5 ft. farther east and all standard size <br /> parking spaces shall be at least 8 ft. 8 in. wide. <br /> <br />2. That the applicant shall present a plan for protecting the <br /> western wall of Hap's Restaurant to the staff for approval <br /> prior to occupancy of the 450 Main Street building. <br /> <br />3. That the applicant shall apply for an encroachment permit <br /> from the City of Pleasanton to allow placement of balcony <br /> supporting columns in the public right-of-way. <br /> <br />4. That Sente Associates Main Street and Clyde Vaughn shall <br /> enter into a irrevocable perpetual easement for parking and <br /> access between their two properties. A copy of such easement <br /> to be approved by the City Attorney prior to issuance of a <br /> building permit. <br /> <br />5. That maximum window exposure be provided for the pedestrian <br /> walkway. <br /> <br />6. That no individual projection be allowed at 400-450 Main <br /> Street and that if awnings are desired, a plan shall be <br /> submitted for the entire frontage of the buildings and that <br /> it be consistent with the architecture of the buildings on <br /> the north and west sides. <br /> <br />7. That this project is subject too all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference except conditions 12, 13, 29, 33, 35, 36, 46, 49 <br /> and 50. <br /> <br />/// <br /> <br /> EXF!
