Within 45 -days of the effective date of an approval for Case PADR -2090, the <br /> applicant shall plant landscape screening in the rear yard of the subject property <br /> with the objective of addressing privacy and visual concerns from rear neighbors. <br /> The plans submitted to the Building Division for building permit plan check shall <br /> be modified to show said landscape screening. The applicant shall maintain all <br /> landscape screening in good condition so as to present a healthy and orderly <br /> appearance and shall immediately replace any landscape screening materials <br /> that become dilapidated or cease to provide screening. The applicant shall <br /> select either Podocarpus gracilior (Fern Pine) or Cupressus sempervirens <br /> Stricta' (Italian Cypress), a combination of these two landscaping materials, or <br /> other species subject to the review and approval by the Director of Community <br /> Development. Alternative species shall be evergreen, fast - growing, and have <br /> minimal leaf and fruit litter. The Director of Community Development shall <br /> consult with the City Landscape Architect or other resources as necessary to <br /> determine the appropriateness of the proposed alternative screening materials. <br /> The selected screening shall meet the height and spread objectives as listed <br /> below: <br /> HEIGHT AND <br /> SIZE LOCATION SPREAD AT <br /> MATURITY <br /> 20 -feet minimum <br /> Podocarpus Three locations height <br /> gracilior (Fern Minimum 24 -inch approximately as approximately <br /> Pine) <br /> box specimen size shown on project 15 -foot canopy <br /> plans spread of each <br /> tree <br /> Every 5 -feet on- <br /> Cupressus center spacing 20 -feet minimum <br /> sempervirens Minimum along the rear height; planted to <br /> `Stricta' (Italian 15- gallon container property line in create a solid <br /> Cypress) between existing screen <br /> landscaping <br /> 8.
