Landscaping and Irrigation System Design and Operation: <br />34. The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br />35. A fmal landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br />36. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum of five (5) gallons, unless otherwise shown on the approved landscape plan or <br />conditioned by this approval. <br />37. Six-inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br />areas unless otherwise shown on the development plan and/or required by a condition of <br />approval. <br />38. The project developer shall provide root control barriers and four inch (4") diameter per- <br />forated pipes for parking lot trees, street trees, and trees in planting areas less than ten <br />feet (10' 0") in width, as determined necessary by the Planning Director at the time of re- <br />view of the final landscape plans. <br />39. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br />40. The project developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping around <br />the sign. All landscaping around the sign shall be restored after installation of the sign <br />and prior to final of the sign permit. <br />41. Twenty-four-inch (24") box-size sycamore trees shall be planted in the landscape area <br />facing Bernal Avenue. This detail shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director before issuance of a building permit. <br />42. Athirty-six-inch (36") box size sycamore tree or comparable species shall be planted be- <br />hind the monument sign facing the comer of Valley Avenue and Bernal Avenue in lieu of <br />the crape myrtle species shown on the landscape plan. This detail shall be shown on the <br />PUD-02-4M & PCUP-61 Page 7 of 17 Planning Commission Recommendation <br />
