126. Electric power distribution, gas distribution, communication service, Cable television, and any <br />required alarm systems shall be installed underground in a joint utility trench. <br />127. The project developer shall be responsible for the installation of the street lighting system <br />serving the development. The street lights shall be seventy (70) watt, high pressure sodium <br />vapor units. Approval for the number, and location of the poles shall be subject to the review <br />and approval of the City Engineer. <br />128. Any damage to existing street improvements during construction on the subject property shall <br />be repaired to the satisfaction of the City Engineer at full expense to the project developer. <br />This shall include slurry seal, overlay, or street reconstruction if deemed warranted by the City <br />Engineer. Additionally, the developer shall be responsible for constructing a 2-inch thick <br />overlay on the road surface on Martin Avenue in the event that the street is cut/ trenched to <br />install utilities as determined by the City Engineer. <br />129. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />130. The developer shall pay a prorata share of the storm drain oversizing per the previously- <br />approved reimbursement agreement with Standard Pacific. <br />131. The developer shall determine the structural section of the existing Mohr Avenue. If the <br />existing street section is not adequate, the developer shall be responsible for the reconstruction <br />of this roadway as part of the proposed widening of the project's Mohr Avenue frontage. If it <br />is determined that the existing street section is adequate, the existing street shall be overlayed <br />with a minimum of 2 inches of asphalt with fabric in conjunction with the proposed widening <br />of the street. The developer shall also be responsible for installing the Mohr Avenue street <br />improvements to their ultimate configuration across the approximately 400 ft. long frontage of <br />the Jennaro property. The final design and configuration of the ultimate frontage <br />improvements across the Jennaro property shall be subject to the public review process, <br />including the Jennaro property owners, neighbors, and the City. Final design of these <br />improvements shall be determined by the Public Works Director prior to approval of the final <br />map. The developer may enter into a reimbursement agreement to recover the cost of the <br />Jennaro property improvements from the property owner at the time this parcel is developed. <br />132. The developer shall be responsible for conducting vermin control prior to and during the <br />grading of the property. Additionally, the developer shall clean the swimming pools and wash <br />houses of the neighboring property owners as needed, subject to the discretion of the Planning <br />Director. <br />Planning Commission Page 26 July 24, <br />
