PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-46 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />PONDEROSA HOMES FOR PREZONING AND DEVELOPMENT PLAN APPROVAL <br />AS FILED UNDER CASE PUD-18 <br />WHEREAS, Ponderosa Homes has applied for prezoning to PUD-LDR/MDR/HDR/ P&I/ and <br />Mixed P&I/MDR (Low Density Residential/Medium Density Residential/High <br />Density ResidentiaUPublic & Institutional and Mixed Public & <br />Institutional/Medium Density Residential) and development plan approval for 175 <br />new single-family homes, plus two existing homes; 16 duets; a 172-unit senior <br />apartment project; and achurch/day care facility on approximately 92 acres located <br />northwesterly of the Operations Service Center, between Busch Road and Mohr <br />Avenue and easterly of the former Southern Pacific Railroad Corridor; and <br />WHEREAS, the property is curently unincorporated and not pre-zoned; and <br />WHEREAS, at its duly noticed public hearing of July 24, 2002, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval the negative <br />declaration prepazed for this project; and <br />WHEREAS, the Planning Commission made the following PUD findings: <br />The plan is in the best interests of the public health, safety, and general <br />welfaze. <br />The project meets all public health requirements: noise is conditioned to be <br />mitigated; the site is free of hazardous materials; seismic safety and other <br />geotechnical matters aze assured as conditioned; all City fire requirements are <br />met; routine City police patrol will be available upon annexation/development; <br />dust and vermin control measures have been added; best management practices <br />are required for storm water run-off; adequate pazk facilities are provided; and <br />traffic impacts have been mitigated and found consistent with local street and <br />intersection standards. <br />The proposed development plan is consistent with the Pleasanton General <br />Plan. <br />No specific plan exists. The project includes a General Plan Amendment to bring <br />it into conformity with the Land Use Elements of the General Plan. The project <br />as proposed and conditioned meets all relevant City General Plan policies. <br />
