PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-44 <br />RESOLUTION APPROVING A NEGATIVE DECLARATION FOR THE <br />APPLICATION OF PONDEROSA HOMES FOR PREZONING AND DEVELOPMENT <br />PLAN APPROVAL, AS FILED UNDER CASE PUD-18 <br />WHEREAS, Ponderosa Homes has applied for prezoning to PUD-LDR/MDR/HDR/ P&U and <br />Mixed P&I/MDR (Low Density Residential/Medium Density Residential/High <br />Density Residential/Public & Institutional and Mixed Public & <br />InstitutionaUMedium Density Residential) and development plan approval for 175 <br />new single-fanuly homes, plus two existing homes; 16 duets; a 172-unit senior <br />apartment project; and achurch/day caze facility on approximately 92 acres located <br />northwesterly of the Operations Service Center, between Busch Road and Mohr <br />Avenue and easterly of the former Southern Pacific Railroad Corridor; and <br />WHEREAS, the property is currently unincorporated and not pre-zoned; and <br />WHEREAS, at its meeting of July 24, 2002, the Planning Commission received a proposed <br />negative declazation prepaeed for Case PGPA-4, PUD-18, and PGM-6; and <br />WHEREAS, the public was given the opportunity to comment on the environmental impacts of <br />the proposal; and <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with the <br />applicable state and local guidelines governing the prepazation of Negative <br />Declazations; and <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br />have any significant adverse effects on the environment. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of the Negative Declaration prepared for Case PUD-18/ <br />PGPA-4/PGM-6, the application of Ponderosa Homes for prezoning to PUD- <br />LDR/MDR/HDR/ P&I/ and Mixed P&I/MDR (Low Density Residential/Medium <br />Density Residential/High Density Residential/Public & Institutional and Mixed <br />Public & Institutional/Medium Density Residential) and development plan <br />approval for 175 new single-family homes, plus two existing homes; 16 duets; a <br />172-unit senior apartment project; and achurch/day care facility on approximately <br />92 acres located northwesterly of the Operations Service Center, between Busch <br />Road and Mohr Avenue and easterly of the former Southern Pacific Railroad <br />Corridor. <br />
