Building and Site Desi¢n Requirements
23. The project developer shall implement the "green building measures"
listed under the "Heinz Project -New Home Green Builders Checklist,"
dated 4-8-02, with the design and construction of all of the homes covered
by this approval.
a. The proposed measures shall be modified to:
(1) meet a minimum job site construction and demolition waste
target of 50%;
(2) incorporate the photovoltaic option measures included in
Conditions 24 and 25.
b. The project developer may modify the green building measures,
e.g., add new measures, or change existing measures if there are
other, more effective measures, which can feasibly be done.
Specifically, the developer shall explore the feasibility of using the
"Night Breeze" program within this project, or, alternatively,
portions of it. The developer is encouraged to incorporate as much
of this program as feasible or presently available, such as a whole
house fan.
c. The project developer shall work with City staff to prepaze a
summary report of the effectiveness of implementing the selected
components, including as feasible, the costs and benefits of each
component. This report shall be prepazed following construction
of seventy-five percent (75%) of the project units, with actual
energy use data from occupied units, if possible, which shall be
forwarded to the Planning Commission for its review.
d. The developer shall offer a whole house fan as an option to buyers
on all the homes.
24. The project developer shall provide to the buyers of the houses covered by
this approval photovoltaic systems as an option. With the building permit
plan set, the project developer shall show the installations for each of the
buildings covered by this approval to the satisfaction of the Planning
Developer before issuance of a building permit.
25. The project developer shall implement the following measures with the
construction of the structures covered by this approval so that the owners
can install roof-mounted photovoltaic systems in the future:
a. Electrical conduit and cable shall be installed from the roof/attic
areas to the buildings' main electrical panels.
b. Roof trusses shall be "engineered" to handle an additional load as
determined by a structural engineer to accommodate the additional
weight of a prototypical photovoltaic system beyond that
anticipated for roofing.
Conditions of Approval Page 12 of 28 8/2/02
Greenbriaz Homes (PUD-14)
