Building and Site Desi¢n Requirements <br />23. The project developer shall implement the "green building measures" <br />listed under the "Heinz Project -New Home Green Builders Checklist," <br />dated 4-8-02, with the design and construction of all of the homes covered <br />by this approval. <br />a. The proposed measures shall be modified to: <br />(1) meet a minimum job site construction and demolition waste <br />target of 50%; <br />(2) incorporate the photovoltaic option measures included in <br />Conditions 24 and 25. <br />b. The project developer may modify the green building measures, <br />e.g., add new measures, or change existing measures if there are <br />other, more effective measures, which can feasibly be done. <br />Specifically, the developer shall explore the feasibility of using the <br />"Night Breeze" program within this project, or, alternatively, <br />portions of it. The developer is encouraged to incorporate as much <br />of this program as feasible or presently available, such as a whole <br />house fan. <br />c. The project developer shall work with City staff to prepaze a <br />summary report of the effectiveness of implementing the selected <br />components, including as feasible, the costs and benefits of each <br />component. This report shall be prepazed following construction <br />of seventy-five percent (75%) of the project units, with actual <br />energy use data from occupied units, if possible, which shall be <br />forwarded to the Planning Commission for its review. <br />d. The developer shall offer a whole house fan as an option to buyers <br />on all the homes. <br />24. The project developer shall provide to the buyers of the houses covered by <br />this approval photovoltaic systems as an option. With the building permit <br />plan set, the project developer shall show the installations for each of the <br />buildings covered by this approval to the satisfaction of the Planning <br />Developer before issuance of a building permit. <br />25. The project developer shall implement the following measures with the <br />construction of the structures covered by this approval so that the owners <br />can install roof-mounted photovoltaic systems in the future: <br />a. Electrical conduit and cable shall be installed from the roof/attic <br />areas to the buildings' main electrical panels. <br />b. Roof trusses shall be "engineered" to handle an additional load as <br />determined by a structural engineer to accommodate the additional <br />weight of a prototypical photovoltaic system beyond that <br />anticipated for roofing. <br />Conditions of Approval Page 12 of 28 8/2/02 <br />Greenbriaz Homes (PUD-14) <br />
