ing permit plan set and shall be submitted to the Planning Director for review and ap- <br />proval before issuance of a building permit. <br />30. For the remaining trees on the project site and P.S.E. areas designated on the plans to be <br />preserved, the project developer shall post cash, letter of credit, or other security satisfac- <br />tory to the Planning Director in the amount of twenty-five thousand dollars ($25,000) for <br />these trees, which are required with this approval to be preserved. This cash bond or se- <br />curity shall be retained for one (1) year following the completion of construction and <br />shall be forfeited if the trees are destroyed or substantially damaged. <br />Landscaping and Irrigation System Design and Operation: <br />31. The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br />32. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br />33. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum of five (5) gallons, unless otherwise shown on the approved landscape plan. <br />34. Unless otherwise shown the landscape/site/grading plans and/or conditioned by this ap- <br />proval, six-inch (6") vertical concrete curbs shall be installed between all paved and land- <br />scaped areas. <br />35. The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten feet (10' <br />0") in width, as determined necessary by the Planning Director at the time of review of <br />the final landscape plans. <br />36. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br />37. The project developer shall adjust the sprinkler heads to redirect the water away from any <br />existing and/or new monument sign(s) while ensuring complete irrigation coverage of the <br />_-- _ __ <br />PUD-80-2-17D, PlannrngCommission June 26, 2002 Page 6 of 12 <br />
