Resolution No. PC-2002-18 <br />Page 11 <br />51. The project developer shall ensure that fire protection facilities, including all surface <br />roads, fire hydrants, and a water supply capable of furnishing the required fire flow shall <br />be installed and serviceable prior to and during the time of construction. When alternate <br />methods of protection are as approved by the Fire Chief, this requirement may be waived <br />or modified. Proposed alternative methods of fire protection shall be submitted, in <br />writing, to the Fire Chief. Work on the alternative fire protection methods shall not start <br />without the approval of the Fire Chief. <br />POLICE <br />52. If required by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall be <br />installed prior to occupancy of the building. <br />ENGINEERING <br />53. The project developer shall submit a final grading and drainage plan prepazed by a <br />licensed civil engineer depicting all final grades and on-site drainage control measures, <br />including concrete-lined V-ditches, to protect all cut and fill slopes from surface water <br />overflow. This plan shall be subject to the review and approval of the City Engineer <br />and/or the Director of Building Inspection prior to the issuance of any building permits. <br />54. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br />55. The applicant shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br />56. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ord. 73-68, prior to the start of grading operations unless Zone 7 retains <br />specific wells for observation wells, or special approval is obtained from the City <br />Engineer for temporary use of an existing well for construction water. Any wells <br />designated for abandonment or any wells, encountered during construction, are to be <br />destroyed in accordance with a permit obtained from Zone 7. <br />57. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
