Resolution No. PC-2002-13 <br />Page 4 <br />7. The project developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />8. Final inspection by the Planning Department is required prior to occupancy of the <br />building. <br />9. Prior to issuance of a building permit, the applicant shall modify the elevations and <br />landscape plan to show the planting vines in the planter azea in between the residential <br />gazage doors and a lattice structure to facilitate their growth on the wall of the structure. <br />The plant species and lattice structure shall be reviewed and approved by the Planning <br />Director prior to issuance of a building permit. <br />10. Prior to issuance of a building permit, the applicant shall modify Exhibit "A" to show the <br />relocation of the water heater within the garage to an area adjacent to the proposed <br />furnace. <br />11. A final landscape plan and imgation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a building or <br />on-site permit. Said landscape plan shall be consistent with the approved landscape plan <br />plus any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. All new trees used in landscaping shall be a minimum of 15- <br />gallon size and all shrubs a minimum of 5 gallons, unless otherwise shown on the <br />approved landscape p1an.The project developer shall provide root control barriers and <br />four-inch perforated pipes for parking lot trees, street trees, and trees in planting azeas <br />less than ten feet in width. <br />12. All trenching done within 8 ft. of the trunks of the existing trees on the adjacent lot to the <br />east shall be done by hand and all root trimming shall be done in accordance with City <br />tree root trimming standazds. <br />13. The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br />14. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces aze <br />fronted by concrete curbs, in which case sufficient azeas shall be provided beyond the <br />ends of all pazking spaces to accommodate the overhang of automobiles. <br />15. The garages shall be maintained for the parking of vehicles and not be used for storage. <br />
