Resolution No. PC-2002-08 <br />Page 4 <br /> <br />The location of any pad-mounted transformers shall be subject to approval by the Planning <br />Director prior to issuance of permits by the Building Department. Such transformers shall be <br />screened by landscaping or contained within an enclosure matching the building and with <br />corrugated metal gates. All transformers shall be shown on the plans submitted for issuance <br />of building permits. The applicant shall attempt to locate transformers at the rear of the site. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />10. The driveway to the east of the auditorium/administration building and high school parking <br /> lot shall be narrowed in width to 17 ft. (while still maintaining a minimum 55 ft. outside and <br /> a 45 ft. inside turning radius) to allow the landscape planter to the east of this driveway to be <br /> 3 ft. wider. The site plan submitted for a building permit shall reflect this change. The <br /> landscape plan shall be modified to show the planting of minimum 5-gallon size shrubs 5 ft. <br /> on center and ground cover in this landscape strip. The shrub and groundcover species shall <br /> be subject to the review and approval of the Planning Director. <br /> <br />11. The tree to replace an existing walnut tree located to the southwest of the <br /> auditorium/administration building shall be 24-inch box size or greater. The name of the <br /> species of this tree shall be submitted for review and approval by the Planning Director prior <br /> to issuance of a building permit. <br /> <br />12. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br /> of 5 gallons, unless otherwise shown on the approved landscape plan or modified by these <br /> conditions. <br /> <br />13. Six-inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />14. The applicant shall provide root control barriers and four inch perforated pipes for parking lot <br /> trees, street trees, and trees in planting areas less than ten feet in width, as determined <br /> necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />15. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director <br /> that the landscaping has been installed in accordance with the approved landscape and <br /> irrigation plans with respect to size, number, and species of plants and overall design <br /> concept. <br /> <br /> <br />
