Mr. Iserson replied <br />that this was due to many factors including the peer review process, the neighborhood meeting, <br />and staff's task of ensuring that all Code requirements were met and dealing with the appellant <br />prior to his appeal to explain the project. <br /> <br />Commissioner Sullivan indicated his support for the continuance. He suggested not continuing it <br />again if the appellant is absent again. Inc./Nolan Farm <br />Application for PUD development plan approval to subdivide an existing 1.8:t-acre lot <br />into two lots: a 1.6:t-acre lot and a 10, 602-square-foot lot, each with an existing home, <br />on property located at 10 15 and 1027 Rose Avenue. . Zoning for the property is <br />PUD -- MDR (Planned Unit Development -- Medium Density Residential) District. <br /> <br />Mr. Iserson presented the staff report, explaining that the subject site is a remainder parcel of the <br />recently completed Nolan Farm development and contains two houses - the Nolan home and a <br />Queen Anne-style cottage. He stated that this proposal to create two lots to reflect each of the <br />existing homes was anticipated during the PUD process for the original development. He <br />indicated that the conceptual plan included in the Commissioners' packets is intended for a <br />future proposal and that the PUD proposal at this time is simply for the creation of two lots. <br /> <br />,.... <br /> <br />Mr. Iserson noted that the PUD proposal for the subject site, bordered by the Nolan Farm <br />development on three sides and the Alameda County Fairgrounds on the fourth side, meets the <br />land use and density requirements of the General Plan. He added that the first lot containing the <br />Nolan home and measuring approximately 1.6 acres could be further subdivided into four parcels <br />at some future time and would be subject to the development standards of the R-I-40,000 zoning <br />district, while the 1O,602-square-foot second lot with the cottage would be subject to the <br />R-I-IO,OOO zoning district.
