Tentative Tract Map 7381, Ponderosa Homes <br />Application to subdivide approximately 92.51 acres into 193 lots, one parcel for school <br />district facility options, one parcel for senior housing, one parcel for a church site, and <br />one parcel for a private park located northwesterly of the Operations Service Center and <br />bounded by Mohr Avenue, Busch Road, and the former Southern Pacific Railroad <br />Corridor. Zoning for the property is PUD (Planned Unit Development) District. <br /> <br />r <br /> <br />Planning Director Brian Swift welcomed Commissioner Sedlak to the Planning Commission, and <br />congratulated him on his appointment. <br /> <br />Mr. Swift summarized the staff report, and noted that the City Council had approved the Busch <br />property PUD as approved by the Planning Commission. The project was brought before the <br />Commission to review the tentative subdivision map, and he noted that there were three issues <br />were deferred to the tentative map stage: <br /> <br />1. To come forward with a conceptual plan for the Iron Horse Trail; <br />2. To develop a definitive phasing plan; and <br />3. To enumerate the value ofthe trees proposed to be retained on the site, which <br />would playa role in the establishment of fines if any trees were lost due to <br />construction. <br /> <br />Staff suggested a different modification that would accomplish a transition for the centerline of <br />the street, where it went from the wider street to a narrower street. He noted that an inattentive <br />drive may drive into the rear of a parked car on the street. Staff suggested a different bulbout, or <br />a protected planter scenario, and included that suggestion in the conditions of approval. <br /> <br />- <br /> <br />Staff is satisfied that the phasing plan would enable the park to be developed in the initial phase, <br />and would build the Iron Horse Trail as quickly as feasible, and in conjunction with the early <br />development of the subdivision. It would also provide a satisfactory way to have all of the <br />construction access reach the site from Busch Road, so none of the heavy construction traffic <br />would use Camp Drive or Mohr A venue.
