Retail Mixed Use Market Study Update 1 January 6, 2010 <br /> Hacienda Residential Buying Power <br /> As noted above, demand generated by Hacienda residents and residents of the Primary Trade <br /> Area are considered separately, to allow for future growth within the business park and slightly <br /> lower capture rates outside of Hacienda. Total buying power is aggregated in the Residential <br /> Buying Power Summary (p24). Table 6 summarizes the retail demand generated by current <br /> (2009) and future residents of Hacienda. The future scenarios for growth in Hacienda are based <br /> on recommendations from City staff, meant to reflect potential rezoning in the park. <br /> • Future Scenario 1 assumes residential development on the Roche, W.P. Carey and BRE <br /> sites at a density of 30 units /acre, resulting in 948 additional units at build out, as directed <br /> by City staff. <br /> • Future Scenario 2 assumes residential development on the Roche, W.P. Carey and BRE <br /> sites at a density of 50 units /acre, resulting in 1,580 additional units at build out, as <br /> directed by City staff. <br /> Currently, Hacienda residents can support an estimated 48,000 square feet of retail and <br /> restaurants in the area.
